"Preserving the Past, Constructing the Future" Maintenance Facilities Management and Services' primary function is to maintain the campus buildings and environs. This maintenance function is broken into three categories: Routine Maintenance - The maintenance of existing facilities which includes routine, everyday upkeep of buildings and facilities.The University is funded per state maintained custodial square footage to maintain buildings and environs. This includes custodial and grounds services, interior and exterior building locks, changing light tubes, and other minor repairs necessary to maintain buildings and environs. Scheduled Maintenance - The scheduled repair of various building systems requiring periodic repair. The Chancellor's Office provides funding for repair of building systems not funded through routine maintenance. These repairs are broken into categories including Electric Systems, HVAC Systems, Plumbing Systems, Roofing Systems, Interior Construction, Public Areas, Elevator Systems, Equipment, and Exterior Closures. Examples of Scheduled Maintenance includes, replacing a roof, making repairs to Plumbing, HVAC or Electrical systems that require replacement of parts as part of the repair, painting on the 8 year cycle, etc. The amount of funding varies from year to year and the projects completed using these funds are reported in the annual Scheduled Maintenance Report. Deferred Maintenance - The repair of building systems whose originally scheduled repair has been postponed due to lack of resources. An example of a deferred maintenance repair is a roof that is older than its expected life and is patched rather than repaired because funds are not available for replacing the roof.
